We carry out retro commissioning in existing buildings, even while they are tenanted and fully occupied.
Building managers and owners see dramatic improvements in the operation of their buildings and associated reductions in power consumption as a result of our work. It is relatively easy to gain a 20% improvement in energy consumption in some buildings.
The retro commissioning process can be applied to existing buildings that either have never been commissioned or have altered over the years. Flowtech Air Conditioning follows a systematic, documented process that identifies low-cost operational and maintenance improvements and brings the buildings up to the design intentions of its current usage.
The process is usually initiated by carrying out a survey or audit of the entire building’s services. Monitoring and functional tests are then undertaken. The focus is typically on energy-using equipment such as mechanical equipment, lighting and related controls. Retro commissioning usually optimizes existing system performance rather than relying on major equipment replacement, resulting in improved indoor air quality, comfort, controls, energy and resource efficiency.
Retro commissioned systems are monitored for additional improvements. Often more complex problems are discovered and addressed.
Ongoing commissioning is a continual process of building operational improvements. Ongoing commissioning involves regularly scheduled sessions with the building occupants along with operational and maintenance personnel. This process incorporates monitoring and analysis of building performance data provided by permanently installed metering equipment to verify building performance, the satisfaction of the facilities management and staff, and the extent of actual savings.
